Make sure your roof decking has been updated to modern standards.
Right now, several homeowners are having issues with roofs and their insurability. I’ve been running into homes that don’t have up-to-date decking underneath the roof. An inspector told me that if a roof was replaced with an insurance claim, the decking might not have been updated to modern standards. That could cost you thousands of extra dollars.

I reached out to my friend, David Stevens, an insurance agent with Farmers Insurance, for advice. He said you need to make sure you get building ordinance coverage as opposed to extended dwelling coverage. This way, if the roof is replaced, the decking underneath is covered, too. The coverage isn’t that expensive and is available on most policies.
If you’re not sure whether or not your roof decking is current, you may need to switch up your coverage a little bit. Call your insurance agent before you make any changes because each situation is going to be different, but it could come in handy.
